Humboldt Property Management (HPM) is a Denver-based property management firm focused on retail and office properties along the Front Range.
Humboldt was founded to fill the void of qualified property managers for neighborhood retail properties and small office buildings. With a non-institutional investor base, these properties are overwhelmingly managed by “mom & pop” operators without significant real estate experience, resulting in below-market rents, significant deferred maintenance, and missed opportunities to enhance asset value.
Humboldt’s goal is to modernize and improve these management processes, resulting in smoother day-to-day operations, improved property performance, and increased property values.
HPM operates a technology-driven, customer service-focused business model that provides consistent, quality service to owners, standing out in 5 particular areas.

We understand the importance of regular, in-person interaction with tenants to help them feel more connected to their space and to ownership. These frequent check-ins also allow HPM to manage our properties proactively in order to better serve our tenants.

HPM’s property management team has overseen significant renovations and tenant build-outs at dozens of properties. We are well-equipped to manage all major aspects of the transformation and upkeep of our clients’ properties.

Humboldt’s property team has spent decades cultivating strong relationships with key local vendors, from landscaping companies to contractors to insurance brokers. Those relationships, coupled with our portfolio-wide economies of scale, allow us to negotiate for best-in-market pricing on major costs for all properties in our portfolio.

Through relationships with major national tenants and local leasing brokers, HPM has a unique information advantage that yields valuable insights for leasing conversations with both new and existing tenants.

HPM provides owners with regular, timely financial reports as well as dashboards to monitor the performance of their properties. We are constantly building out and investing in new technology that will further streamline owners’ access to information in real time.

Our Story
After acquiring their first strip centers in Denver, Humboldt’s leadership team employed four different property management firms to operate the portfolio. None provided the level of service that each asset deserved.
To combat this lack of quality managers, our leadership team founded Humboldt in 2022. Since then, the Humboldt team has expanded its capabilities and offerings and now manages a portfolio of 17 properties across Colorado’s Front Range.
HPM was built on the principle of customer service. For tenants, that means policies as simple as providing both online and in-person rent payment options. For owners, that means cost savings through inclusion in HPM’s bulk pricing discounts on services like insurance and snow removal. It also means access to innovative accounting software that gives owners expedited updates on their properties.
The Humboldt team serves as a one-stop property manager, with capabilities across leasing, financial reporting, tenant relations, and renovation management. We currently manage 17 properties throughout Colorado’s Front Range from Fort Collins to Colorado Springs.

OUR TEAM

Director of Property Management Roberta Olson oversees management and decision making across HPM’s portfolio. Roberta has 37 years of property management experience in greater Denver. Before joining Humboldt in 2022, she spent 8 years leading Sperry Commercial’s Denver area property management. She also spent 12 years as a property manager at Loeb Partners Realty and 5 years at Axis Commercial Realty. She is a licensed real estate broker.
Senior Property Manager Wendy Iodence manages day-to-day operations of the HPM portfolio. Wendy has 21 years of property management experience in greater Denver, including seven years at Jones Lang Lasalle (JLL) and five years at Alberta Development Partners. Wendy is a graduate of the University of Nebraska and is a licensed real estate broker.
Property Manager Alexa Moser has eight years of property management experience in Phoenix and Denver. Before HPM, she managed commercial properties for Stream Realty Partners. Alexa is a graduate of Arizona State University.

Senior Accountant Justin Curley is responsible for presenting monthly financials, coordinating with clients’ tax professionals, and other vital property accounting. Justin is a cum laude graduate of Fort Lewis College in Durango, Colorado with over a decade of accounting experience. His experience includes four years at the Navajo Nation’s Office of the Controller and five years as a property accountant for Purgatory ski resort.
Junior Accountant Chelsea Alexandrov is responsible for all bookkeeping and day-to-day accounting activities for Humboldt’s portfolio. Chelsea, who joined Humboldt in 2023, has eight years of bookkeeping and accounting experience in Arkansas and Colorado. She has a bachelor’s degree in accounting from Pittsburg State University in Pittsburg, Kansas.

The Humboldt leadership team has deep experience acquiring, repositioning, and managing retail properties across Colorado.
Through strong local broker and tenant relationships, our management team’s access to major datapoints in the market provides a significant information advantage for property owners.
Prior to founding HPM, senior leadership held positions at various institutional investment firms, including Exeter Property Group (now EQT Exeter), a global real estate investor with a current portfolio valued at $30+ billion.
